— You spend a lot of time abroad, you have a home in Miami. Are foreign markets now more interesting for investment than Russian ones?

— I don’t think it’s right to start new projects in Russia now; we need to complete what we have and look at the economic and political situation and how it will develop.

- Precisely political?

— Political and economic.

— Since you are now focused on Western projects, can you name the amount of investment in foreign real estate?

- This is hundreds of millions of dollars. These are my personal funds, my foreign projects have no relation to the Capital Group company. Capital Group operates only in the Russian real estate market. My foreign projects are handled by the Western company OKO Group.

— Is it easy for you to start such large-scale projects abroad, such as, for example, the reconstruction of the Crown Building in New York? What is the fundamental difference from Russian realities?

— In New York or Miami, it is difficult to get into the circle of those developers who can receive a large, landmark project and enter it on attractive terms. Such players have access to cheap loans and partners who usually act financial investors in their projects.

There is no question of obtaining funding abroad if the project is good. Banks finance such transactions very quickly and with a minimum lending rate. For the purchase of the Crown Building, I received a loan at a low interest rate of 3.25% per annum.

Another thing is to be able to get this building, win a tender, or, if there is no tender, negotiate a purchase with the owners. But, despite everything, I was able to buy several projects in Miami and one of the best buildings in New York - the Crown Building.

— In 2014, it became known about a conflict with your partner in the Aman Resorts hotel chain, Omar Amanat (the Aman Resorts chain, which includes 30 luxury hotels. Doronin, together with developer Omar Amanat, bought it in 2014 for $348 million, after which between they started legal disputes - Forbes.). How did you become partners and what is the current situation with the conflict?

— I always liked relaxing at Aman Resort. I think this is the best chain in the luxury hotel segment. And when they offered me to buy Aman, I agreed. I liked the brand, I saw the potential of this structure, I understood what could be changed and improved. I planned to develop Aman and take the brand to a new level, expand the network, adding city hotels in Moscow, St. Petersburg, New York, Miami, London and Paris. In March 2015 I opened in Tokyo new format city ​​hotel Aman Tokyo, and it has already become the best SPA hotel and the winner of the “Best City Hotels 2015” award.

Unfortunately, the deal was closed very quickly, and I did not have time to thoroughly check the company and partner.

— Do your partners in Capital Group Eduard Berman and Pavel Te invest abroad with you or independently?

— My partners Eduard Berman and Pavel Te do not want to invest abroad. I offered them, but they are busy with Russian projects.

— Are you currently involved in the operational management of Capital Group?

- We accept together strategic decisions and jointly manage the company.

— But at the same time, your partners are launching Russian projects separate from Capital Group. For example, Pavel Te announced the development of the Sofia embankment.

— We may have different opinions on some issues. This is quite normal and even good, because it creates a healthy climate in the company. I believe that now is not the time for me to invest in Russia, Pavel is a riskier businessman. He believes that today the market is at the bottom and it is necessary to invest in order to get good conditions for future dividends. I can say that there is reason in his logic. The future will tell.

— What role does the company play in such projects?

— In personal development projects of shareholders, Capital Group acts as a general contractor and receives a developer fee for this.

— How are your roles distributed in the company now?

— Pavel understands the Moscow construction complex, legislative framework and working on new projects. Eduard makes key decisions in the implementation of complex construction and finishing works in Capital Group projects. I lead processes related to the purchase and sale of projects, attracting investments, developing architectural concepts and marketing.

— You were also previously responsible for attracting investments in the company. Do you continue to do this today?

“Marc Rich gave us financial leverage”

— There have been rumors on the market for many years that at the very beginning of Capital Group’s existence, the company was helped by a large foreign investor. Please tell us more about this.

— I started my career in the company of Mark Rich (founder of the trading company Glencore. - Forbes), he became a friend, advisor and partner for me, and helped a lot in life. In 1985 I went abroad to Switzerland. I managed to travel abroad thanks to my marriage to a foreigner. In Zurich I received my education, an MBA, and there, through mutual friends, I got a job at Mark Rich’s company. He was a brilliant man, “iron”, not at all emotional, not sentimental, but we developed friendly relations.

— Why, out of the large number of people who worked for Marc Rich, did he single you out and bring you closer?

- You see, there was a personal aspect... We were family friends, we skied together in Switzerland. When I worked in his company, I brought good income. He helped me with advice, contacts, helped me become who I am now, taught me business.

— How was Capital Group created? How did you meet Eduard Berman and Pavel Te?

— I created Capital Group in 1991 in Moscow, it was engaged in trading non-ferrous metals and oil together with the company Mark Rich +Co. I was already familiar with Eduard Berman and Pavel Te and had crossed paths in business.

In 1992, I bought a building on Ozerkovskaya embankment, and after reconstruction it was rented for office space by the Moscow branch of the IBM corporation. This was our first joint project with Eduard and Pavel as partners. The project was very successful. After that, I decided to continue in the real estate market. It was very important for me to have reliable partners. My family lived abroad and I traveled a lot.

In short, in Russia I needed reliable partners who were no less interested in business development than I was.

Our relationship with Pavel and Eduard developed very well, we decided to become partners. I offered them a stake in Capital Group.

— Which of the partners made the most significant contribution to the creation of Capital Group?

— If we talk about the development business of Capital Group, then all the partners invested in its development: me, Pavel and Eduard. When I worked with Marc Rich, I made some money that I invested in Capital Group. At the initial stage, Mark Rich helped us with financing and gave us financial leverage.
