Opening new shopping center in the midst of an economic crisis - heroism on the verge of madness. In any case, this is how market experts assess the somewhat premature commissioning of the first stage of the Maxidom shopping center on the site of the former Park Market. However, throughout the entire center with an area of ​​76 thousand square meters. m. so far only one store is operating - in fact, the anchor “Maxidom” of the company of the same name from St. Petersburg. All other premises are currently decorated with “For Rent” signs, and the second phase of the center is actually a construction site. Whether the new shopping center will be able to attract tenants is unknown.

The Parkovy market disappeared from the square of Belinsky - Tveritin - Lunacharsky - Bolshakov streets in November 2005. All shopping pavilions were moved from the center to the cities, where the Novomoskovsky market was created. The owner of the site, JSC Olips, planned to build a shopping center of the same name with a total area of ​​119.5 thousand square meters on this site. m. At the same time, literally on the neighboring site - across the Iset River - it was planned to build the second Park House shopping center in Yekaterinburg. Olips considered the simultaneous construction of complexes as a competition.

However, these plans were not destined to come true. The construction of both complexes was repeatedly postponed: investors feared competition, and then the economic crisis of 2008 arrived. As a result, the Park House site still stands empty. And in 2010, Olips sold the territory of the Park Market with an area of ​​3.5 hectares to the Maxi Group company. However, for the next three years the site remained empty. For a long time, the new investor could not agree on the concept with the city administration: the Yekaterinburg authorities were too dissatisfied simple projects and demanded that the investor create an architecturally interesting shopping complex.

Only by February 2013 were plans announced for the construction of the Maxidom shopping and entertainment center on this site. The developer was the St. Petersburg chain of the same name, which specializes in the sale of building materials and household goods. In May of the same year, the company received a construction permit.

The shopping center was planned to be built in two phases. The total area of ​​the facility is much more modest than in the Olips project - 76 thousand square meters. m. Opening of the first part of the project with an area of ​​40 thousand square meters. m. was scheduled for the end of 2014. The developer planned to commission the second phase in March 2015. However, subsequently the deadline for commissioning the complex was shifted, according to experts, due to the difficult economic situation.

As a result, the first stage of the Maxidom shopping center opened only in April 2015, and without permission for commissioning. As the prosecutor's investigation showed, the center began trading before it received the appropriate permit. Obviously, the developer was in a hurry to present at least some of his achievements.

However, at the first glance at the object, it becomes obvious that this haste was in vain. And a month after the unofficial opening, the complex is one large construction site. At first glance, it is impossible to say for sure whether it works at all. Despite the presence of signs, finding the entrance to the building the first time is not easy. As motorists and pedestrians explained to UrBC, they sometimes have to drive around all the streets adjacent to the facility before realizing where the only entrance to the parking lot is actually located. This same entrance also serves as a pedestrian path.

At the entrance to the complex from Tveritina Street, workers are constantly bustling around, and construction equipment periodically drives around. The entrance itself is strewn with gravel, and it is unknown when asphalt will appear there. This picture causes confusion among visitors.

Near the entrance to the shopping center you can often see conflicts between workers and car owners. There is a driving school next to the property, and entry into it is difficult due to construction work, which causes controversy.


More than a third of the area of ​​the first stage is currently filled with only one store - Maxidom itself, which sells construction products and household goods. The rest of the mall is empty.


Despite the fact that the shopping center actually stands on a construction site, already in the morning you can count about a dozen or two visitors there. And this despite intense competition with others construction stores, of which there are many in Yekaterinburg: these are OBI and “ Leroy Merlin", and KOR, and the Superstroy network.

According to independent consultant on questions commercial real estate Sergei Nikolaichenkov, while the format of goods for repair and home is in demand among buyers. And if the shopping center manages to attract grocery supermarket, he will be able to create the required volume of visitors.

“Given the good location in a residential area, they will have no problem finding a grocery operator, and there will be a line lining up for them. This consumer segment is alive, unlike many others. Products plus construction is a flow that provides impulse purchases. This flow will definitely be enough to keep the gallery alive,” Nikolaichenkov believes.


Salons can also join the anchor tenants cellular communications and banks, but the filling of the shopping center may stall here. As experts note, the commercial real estate market in Yekaterinburg is currently experiencing better times due to falling tenant incomes. Thus, sales of clothing and footwear boutiques alone, which account for 60% of the occupancy of shopping centers, have fallen by 40% since the beginning of 2015.


However, heavy economic conditions did not affect Maxidom’s plans to build the second stage by the end of 2015 - beginning of 2016. In addition to shops, this part of the facility should house an entertainment area. However, the company found it difficult to say which tenants could move in there.

“The second stage will house a shopping and entertainment area and a food court. It is planned to open here grocery store, as well as boutique and entertainment areas. Negotiations are currently underway with potential tenants,” the Maxidom press service explained to UrBC.

However, according to analysts, if negotiations with tenants are unsuccessful, construction of the second stage may freeze.

“I do not rule out that the introduction of the second stage may be suspended. Ideally, a pool of tenants is first formed, and then the next part is built. So far, only Greenwich has managed this. If the developer intends to build everything at once and then fill it in, this could lead to the property dying,” notes Nikolaichenkov.


Thus, according to experts, in the current conditions, the Maxidom shopping center has three options for business development. In the first case, a miracle will happen, and the investor will be able to find a sufficient number of tenants in a shrinking market to fill the entire center. So far there are few prerequisites for such a scenario: let us remind you that for now “Maxidom” is practically empty. In the second case, the investor will spend a long time filling the first stage and increasing the flow of visitors. However, in this scenario, construction of the second phase of the facility may be suspended until better times. The third option: to complete the second stage, at the risk of being left with empty spaces, as is currently the case with the Globus shopping center. It is possible that this will be implemented in practice.
