Ordering a cadastral passport through the MFC (“My Documents”): the procedure for applying, required documents and the cost of the service

The cadastral passport is one of the mandatory documents that apartment owners must have. It contains all the information about the property.

You can get a passport not only at the cadastral chamber, but also in a one-stop shop format at any My Documents multifunctional center for the provision of public services. Hundreds of MFCs operate under this brand in large and small cities, in every region of Russia.

The cadastral passport contains the following information:

  • the area of ​​the immovable object;
  • year of construction of the house and materials used in construction;
  • object address, floor;
  • information about the layout and number of rooms.

In addition to describing the characteristics of housing, the document includes a technical plan (scheme) of the apartment.

It is necessary to issue a cadastral passport when buying an apartment in a new building or if the document is lost.

The procedure for submitting an application to the cadastral chamber and to the MFC is practically the same.

At the same time, applying to the MFC has a number of significant advantages:

  • lack of queues, convenient location (proximity to the place of residence);
  • the ability to make an appointment with a specialist at any convenient time by personal contact, phone call or contact through the website.

The procedure for issuing a cadastral passport

After finding out the contacts of the nearest MFC, you must contact in person or call the multifunctional center to clarify the list of documents required to obtain a cadastral passport (in some cases, additional documents may be needed in addition to the standard package of papers). Then you need to choose a convenient time and make an appointment.

In principle, you can contact the MFC without an appointment, taking with you the necessary package of documents. However, it is possible that in this case you will have to wait a long time for your turn. Pre-registration eliminates this inconvenience.

Having collected a package of papers, and taking the original civil passport with you, you should come to the MFC at the appointed time. It is important that the package of documents includes all the necessary papers (originals and their copies). The responsible specialist will accept the documents and help draw up an application for the issuance of a cadastral passport. He will issue a receipt stating that the papers have been accepted.

After that, on the appointed day, you will need to come to receive the finished document. If it is picked up by a trustee, on the day the passport is received, the original power of attorney and an identity document of the recipient will be required (a power of attorney is also needed if the documents are submitted not by the owner of the home, but by his representative).

Document processing takes about ten days.

List of required documents

The package of documents required when applying for a cadastral passport is standard.

It includes:

  • application (it is important that it is filled out correctly, so it is better to draw it up directly at the MFC in the presence of a specialist);
  • the applicant's civil passport;
  • documents confirming the owner's rights to an immovable object (certificate of ownership, document of inheritance, contract of sale, etc.);
  • a document confirming the payment of the state duty (the amount of the state duty is 200 rubles for individuals, 600 rubles for organizations; when paying, it is important to correctly indicate the details of the recipient, which can be clarified with the employees of the MFC).

If the cadastral passport is issued for the first time, or if the document is obtained as a result of redevelopment of the premises, it is additionally necessary to provide a technical passport of the object. It can be obtained from government agencies or private organizations. When redevelopment, you will need to provide related project documentation. If the apartment was inherited, you will need a confirmation certificate from a notary.

When applying to the MFC, it will be necessary to provide not only copies, but also the originals of all documents (originals are checked against copies to verify their authenticity, and then returned to the applicant).

Who can be denied a license?

In order not to face a refusal to obtain a cadastral passport, you should be aware of the most common reasons why a document may not be issued.


These are reasons such as:

  • errors in the submitted documentation;
  • presentation of an incomplete package of documents;
  • filing documents on behalf of a person who is not the owner of the property and does not have the appropriate power of attorney.

They can also refuse if the power of attorney is not issued according to the rules. In addition, other valid reasons may be grounds for refusal.

If the employee who receives the documents identified the presence of errors and pointed them out to the applicant, the applicant, after correcting the shortcomings, will have to re-apply for a cadastral certificate. If there is no data on the property in Rosreestr, the MFC employee will not be able to quickly check this. It will be possible to report a problem only when you visit the public services center again. If the disputed issues are not resolved in the working order, the applicant has the right to apply to the court with a statement of claim.

Thus, the process of obtaining a cadastral passport through the MFC is quite simple and takes no more than ten days, if you clarify in advance the list of necessary documents and carefully and correctly prepare them.
